Conventional 

  • Loan limits vary by county and state, but a conventional loan is a great option for first time home buyers, second homes, and investors
  • Minimum down payments of 3% for first time home buyers primary residence
  • Minimum FICO score for using the program of 620
  • For loans with less than 20% down private mortgage insurance is required if not using an Lender Paid Mortgage Insurance (LPMI) product

FHA 

  • Commonly referred to as a “First Time Home Buyers” program FHA simply offers a low down payment and FICO combination that is available for all home buyers whether it’s their first time or not.
  • Minimum down payment for FHA loans is 3.5%
  • Minimum FICO score is 580 for purchase transactions
  • FHA Streamline refinace options (minimized paperwork)
  • Mortgage insurance premium is through HUD, and permanently attached to loan until paid off

VA 

  • For members of our Military that have their Eligibility for a VA loan they can enjoy at true zero down payment loan, with no monthly mortgage insurance.
  • Depending on exact status there is a funding fee that gets added to the final loan amount. If exempt then no funding fee is required
  • Minimum FICO score is 580 for purchase transactions
  • Minimum FICO score of 600 for 90% cash out refinance transactions
  • VA Interest Rate Reductions Loans (minimized paperwork)
  • No loan limits if you meet VA’s residual income and debt to income requirements (down payments may apply depending on eligibility)

USDA (Rural Housing)

  • Home ownership program for those buying in less populated areas (Address Specific)
  • 100% financing with a 620 FICO

JUMBO 

  • For those buying over the conforming loan limits (conventional loan max) we have several direct Jumbo lenders that provide a wide variety of products and underwrite in house
